Frequently Asked Questions About Waterfront Estate Management

Everything you need to know about protecting and managing your Rhode Island waterfront property.

What is waterfront estate management?

Waterfront estate management is a comprehensive service that covers all aspects of maintaining and protecting a coastal property. This includes weekly inspections, vendor coordination, seasonal opening and closing, storm preparation, construction oversight, insurance documentation, and real estate advisory. Unlike basic property management, estate management is proactive and engineering-backed, designed specifically for high-value waterfront homes.

What is a home watch service?

A home watch service provides regular inspections of your property when you are away. At Sand Hill Estate Partners, our Sentinel service includes weekly interior walkthroughs with photo documentation, smart home monitoring, insurance documentation, and vendor coordination. This ensures issues like leaks, HVAC failures, or security breaches are caught and addressed immediately.

How often do you inspect properties?

We conduct weekly interior inspections as part of our standard service. Each inspection follows a 50-point checklist with photo documentation. Our Flagship clients also receive full exterior and grounds inspections. Monthly reports with photos and financial summaries are provided to all clients.

What areas of Rhode Island do you serve?

We serve luxury waterfront properties throughout coastal Rhode Island, including Narragansett, Newport, Watch Hill, Jamestown, South Kingstown, Westerly, Charlestown, North Kingstown, and surrounding South County communities. Our team is based in Narragansett with a 10-minute response time to most properties in our service area.

How much does estate management cost?

Our Sentinel interior monitoring service starts at $1,500 per month, and our Flagship full estate management service starts at $2,500 per month. Final pricing is based on your property's square footage, condition, and outbuildings. We offer a complimentary estate walkthrough and Smart Audit to provide a personalized quote. Prepay discounts are available, including a free 13th month with annual prepayment.

What makes you different from a regular property manager?

Sand Hill Estate Partners is a Design-Build company at our core. We have an in-house structural engineer, a construction company with 30 years of waterfront building experience, and a licensed real estate brokerage. This means we identify structural issues before they become costly repairs, oversee construction projects with engineering expertise, and provide real estate advisory including rental income optimization. Most property managers coordinate vendors; we are the vendors.

Do you help with storm preparation?

Yes. Our Flagship service includes comprehensive storm preparation and post-storm assessment for Rhode Island waterfront properties. This covers securing outdoor furniture and equipment, protecting windows and doors, checking sump pumps and drainage, shutting down systems as needed, and conducting a thorough post-storm inspection with documentation for insurance purposes.

Can you help me earn rental income from my waterfront property?

Absolutely. As a licensed Rhode Island real estate broker, our managing partner Nick Hayes operates 22 high-end short-term rental properties. We can advise on rental income optimization, with many waterfront properties in our portfolio generating $50,000 to $200,000+ annually through luxury short-term rentals. We handle everything from listing optimization to turnover coordination.

Do you work with my insurance company?

Yes. We work directly with premium carriers including PURE, Chubb, AIG, and BayCoast. Our detailed maintenance documentation and inspection reports can support your insurance claims and may help qualify your estate for premium credits. Our proactive maintenance approach is exactly what carriers want to see.

What is the onboarding process?

We start with a complimentary estate walkthrough and Smart Audit where we assess your property's unique needs. From there, we provide a tailored recommendation and personalized pricing. Once you sign on, we conduct a comprehensive baseline inspection, set up your client portal, and begin regular service immediately. The entire process typically takes less than a week.
